  • Trucking to the port, export clearance and origin handling.
  • Sea freight and all-risks insurance.
  • Duty: zero from China with a certificate of origin.
  • Port and terminal charges, the biosecurity declaration, the customs broker.
  • Delivery to your site.
  • The pre-shipment inspection, at cost.

How we label a number

Estimate: worked out from published rates and factory prices from 2026 orders. Real: from a delivered Elje job, with the invoices behind it. Every figure on this site says which it is.

Questions

Why publish prices at all?

Because a fit-out from China is only cheaper if the whole number is. A factory price leaves out a fifth of the cost. The landed number does not.

When do the estimates become real numbers?

As jobs are delivered from early 2027. Each delivered job replaces estimates line by line, and the monthly Index is built from them.
